Condo Resale Prices Increased in August 2025

  1. In August 2025, condo resale prices in CCR, RCR and OCR increased by 3.7%, 0.4% and 0.4%, respectively.

According to the SRX Price Index for Condo Resale:

  • Month-on-month, overall prices increased by 0.3%.

  • Year-on-year, overall prices increased by 5.4% compared to August 2024.

  • Year-on-year, CCR, RCR, and OCR experienced price increases of 7.1%, 4.1%, and 5.8%, respectively.

  1. An estimated 1,088 units were resold in August 2025, an increase of 5% from the 1,036 units resold in July 2025.

  • Resale volumes were 3.7% lower than in August 2024 and remained stable compared to the 5-year average for August.

  • Breaking it down by region, in August 2025, 49.2% of the transactions were from OCR, 32.6% from RCR, and 18.2% from CCR.

  • The percentage of sub-sale transactions to the total secondary sale transactions (i.e., Resale + Sub-Sale) was 6.3% in August 2025, which increased from July 2025.

  • Sub-sale transactions refer to secondary sale transactions occurring before the project is completed.

  1. The highest transacted price for a resale unit in August was S$15,800,000 at Geylang.


  • In CCR, the highest transacted price was S$11,079,000 for a resale unit at Boulevard 88.


  • In OCR, the highest transaction was a unit at Elliot at the East Coast, which resold for S$5,025,000.

 

  1. The overall median capital gain for resale condos was S$390,000 in August 2025, an increase of S$15,000 from July 2025.

 

  • District 22 (Boon Lay / Jurong / Tuas) posted the highest median capital gain at S$663,000. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median capital gain at -S$124,000.

  1. The overall median unlevered return for resale condos was 29.6% in August 2025.

 

  • District 22 (Boon Lay / Jurong / Tuas) posted the highest median unlevered return at 48.5%. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median unlevered return at -6%.

  • The condo resale unit's capital gain and return are calculated by comparing the current transacted price with the previous transacted price of the same unit. Districts with less than 10 matching transactions are excluded from the ranking.
