The overall median capital gain for resale condo rose to S$408,000 in April 2026, up S$8,000 from March 2026. Meanwhile, the overall median unlevered return for resale condo stood at 29.2% in April 2026.

In April 2026, condo rental prices edged up 0.3% month-on-month to reach a new all-time high, accompanied by a 1.6% increase in leasing volume. Similarly, the HDB market saw a marginal price growth of 0.1%, while rental volumes surged by 5.2% compared to March.
