HDB Resale Prices and Volume Transactions Declined in August 2025

  1. HDB resale prices decreased by 0.1% in August 2025. HDB resale prices in Mature Estates and Non-Mature Estates decreased by 0.3% and 0.1%, respectively.

In terms of room types, 3-room prices decreased by 0.1%, while 5-room prices and Executive flats increased by 0.8% and 0.2%, respectively. Meanwhile, 4-room prices remained the same.

According to the SRX Property Price Index for HDB Resale:

  • Year-on-year, the overall price increase was 6% from August 2024.

  • Year-on-year, prices for all room types increased: 3-room by 7.2%, 4-room by 6.3%, 5-room by 5.7%, and Executive by 3.3%

  • Both Mature and Non-Mature Estate prices increased by 6.7% and 5.3%, respectively, from a year ago.

  1. 2,211 HDB resale flats were transacted in August 2025, representing a 14.3% decrease from July 2025.

  • Year-on-year, resale volumes in August 2025 were 15.2% lower.

  • Breaking it down by room type, in August 2025, 26.1% of the HDB resale volumes came from 3-room, 45.3% from 4-room, 22.9% from 5-room, and 5.7% from Executive.

  • Breaking it down by estate, 58.2% of the resale volumes in August 2025 came from Non-Mature Estates. The remaining 41.8% was from Mature Estates.

  1. The highest transacted price for a resale flat in the month was S$1,600,000 for an Executive flat at The Pinnacle@Duxton.


  • In Non-Mature Estates, the highest transacted price was S$1,260,000 for an Executive flat at Yishun Avenue 4.


  1. In August 2025, there were 141 HDB resale flats transacted for at least S$1,000,000, representing a decrease from July 2025, which recorded 169 such units.

  • The number of million-dollar flats sold* comprised 6.4% of the total resale volume in the month.

  • Bukit Merah recorded 25 units of million-dollar flats, followed by Toa Payoh and Clementi, which sold 22 units and 15 units, respectively.

  • The rest of the million-dollar flat transactions came from Kallang/Whampoa, Bishan, Ang Mo Kio, Queenstown, Central Area, Geylang, Serangoon, Hougang, Tampines, Bukit Panjang, Bukit Timah, Bedok, Sengkang, Jurong East, Bukit Batok, and Yishun.
