A. Condo Rental Market
1. In June 2025, rental prices decreased by 0.2%. CCR and RCR saw a decrease of 0.6% each, while OCR increased by 0.2% compared to May 2025.

Year-on-year, overall rental prices increased by 2.5% compared to June 2024.

Year-on-year, rental prices in CCR, RCR, and OCR increased by 2.4%, 2.8%, and 1.8%, respectively.

Rental volumes increased by 18.8% month-on-month. An estimated 6,674 units were rented in June 2025, compared to 5,617 in May 2025.

Year-on-year, rental volumes were 10.7% higher.

Rental volumes were 8.1% higher than the 5-year average for June.

Breaking it down by region, in June 2025, 37.5% of the total rental volume was from OCR, 32.6% from RCR, and 29.9% from CCR.


B. HDB Rental Market
1. In June 2025, HDB rental prices increased by 0.3% compared to May 2025. Rental prices in Mature estates decreased by 0.2%, while those in Non-Mature estates increased by 0.8%. The prices for 3-room, 4-room, and Executive flats increased by 0.1%, 0.3%, and 1.5%, respectively, while the price for 5-room flats decreased by 0.1%.

Overall rental prices increased by 2.8% compared to June 2024.

Year-on-year, both Mature and Non-Mature Estate rental prices increased by 2.9% and 2.7%, respectively.

Year-on-year, all room types recorded rental price increases: 3-room by 3.3%, 4-room by 2.8%, 5-room by 2.2%, and Executive by 2.8%.



2. Rental volumes increased by 4.5% month-on-month. An estimated 2,706 HDB flats were rented in June 2025, compared to 2,590 in May 2025.

Year-on-year, rental volumes increased by 2% compared to June 2024.

Rental volumes were 6.1% lower than the 5-year average for June.

Breaking it down by room type, in June 2025, 33.7% of the total rental volume was from 3-room, 36.5% from 4-room, 24.1% from 5-room, and 5.7% from Executive.
