HDB resale prices increased by 0.1% in June 2025 compared to May 2025. HDB resale prices in Mature Estates remained the same, while Non-Mature Estates increased by 0.1%. In terms of room types, 3-room prices and 5-room prices increased by 0.4% and 0.8%, respectively. While 4-room prices remained the same and Executive flats prices decreased by 2.7%.


According to the SRX Property Price Index for HDB Resale:

Year-on-year, the overall price increase was 7.3% from June 2024.

Year-on-year, prices for all room types increased from June 2024: 3-room by 8.6%, 4-room by 7.7%, 5-room by 6%, and Executive by 6.1%.

Both Mature and Non-Mature Estate prices increased by 7.2% each, respectively, from a year ago.

2,276 HDB resale flats were transacted in June 2025, representing a 0.4% decrease from May 2025.

Year-on-year, resale volumes in June 2025 were 4.2% higher.

Breaking it down by room type, in June 2025, 26.2% of the HDB resale volumes came from 3-room, 43.1% from 4-room, 24% from 5-room, and 6.7% from Executive.

Breaking it down by estate, 58.5% of the resale volumes in June 2025 came from Non-Mature Estates. The remaining 41.5% was from Mature Estates.

The highest transacted price for a resale flat in the month was S$1,658,888 for a 5-room flat at SkyTerrace @ Dawson.

In Non-Mature Estates, the highest transacted price was S$1,280,000 for an Executive flat at Hougang Ave 6.

In June 2025, there were 132 HDB resale flats transacted for at least S$1,000,000, representing a decrease from May 2025, which recorded 143 such units.

The number of million-dollar flats sold comprised 5.8% of the total resale volume in the month.

Toa Payoh recorded 28 units of million-dollar flats sold in the month, followed by Queenstown and Bukit Merah, which sold 20 units and 17 units, respectively.

The rest of the million-dollar flat transactions came from Bishan, Kallang/Whampoa, Geylang, Tampines, Hougang, Clementi, Central Area, Woodlands, Serangoon, Pasir Ris, Ang Mo Kio, Bedok, Bukit Timah, Bukit Panjang, Yishun, and Bukit Batok.
