HDB Resale Market Trend Sees 0.9% Price Increase and Declining Transaction Volume in February 2025

  1. HDB resale prices increased by 0.9% in February 2025 compared to January 2025. HDB resale prices in Mature Estates and Non-Mature Estates increased by 1.5% and 0.4%, respectively. In terms of room types, 3-room prices, 5-room prices, and Executive prices increased by 2.2%, 1%, and 3.1%, respectively. While 4-room prices decreased by 0.2%.

According to the SRX Property Price Index for HDB Resale:

 

  • Year-on-year, the overall price increase was 9.8% from February 2024.

  • Year-on-year, prices for all room types increased from February 2024: 3-room by 11.4%, 4-room by 9.5%, 5-room by 9.2%, and Executive by 7.7%.

  • Both Mature and Non-Mature Estate prices increased by 10% and 9.4%, respectively, from a year ago.

  1. 2,104 HDB resale flats were transacted in February 2025, representing a 9.7% decrease from January 2025. 

  • Year-on-year, resale volumes in February 2025 were 1.4% lower.

  • Breaking it down by room type, in February 2025, 26.8% of the HDB resale volumes came from 3-room, 42.9% from 4-room, 23.8% from 5-room, and 6.5% from Executive.

  • Breaking it down by estate, 58.5% of the resale volumes in February 2025 came from Non-Mature Estates. The remaining 41.5% in the month was from Mature Estates.

  1. The highest transacted price for a resale flat in the month was S$1,558,000 for a 5-room flat at Lor 1A Toa Payoh.


  • In Non-Mature Estates, the highest transacted price was S$1,100,888 for an Executive flat at Yishun St 81.


  1. In February 2025, there were 121 HDB resale flats transacted for at least S$1,000,000, representing an increase from January 2025, which recorded 119 such units.

  • The number of million-dollar flats sold comprised 5.8% of the total resale volume in the month.

  • Toa Payoh and Bukit Merah recorded 21 units of million-dollar flats sold in the month, followed by Queenstown and Kallang/ Whampoa, which sold 14 units.

  • The rest of the million-dollar flat transactions came from Clementi, Ang Mo Kio, Tampines, Serangoon, Bishan, Geylang, Bedok, Pasir Ris, Hougang, Jurong East, Marine Parade, Central Area, Bukit Timah, Yishun, Bukit Panjang, and Bukit Batok
