Study Methodology 

For this rental yield study, around 250,000 condominium units spread out across Singapore were used.

X-Value is employed to calculate the rental yield of a unit according to the following formula:-

           Gross Rental Yield of a unit = (Monthly Rental X-Value for that unit) * 12 / (Sale X-Value for that unit). 

To calculate the rental yield of a district, we took the median rental yield of all the units in that district. The calculations published in the magazine are latest as at end of January 2016.
