In June 2026, overall condominium resale prices increased by 0.1% month-on-month. An estimated 1,042 resale units were transacted, up 4.2% from the 1,000 units sold in May 2026. The highest-priced resale transaction was a unit at Nassim Park Residences, which sold for S$22,950,000. The overall median capital gain for resale condominiums was S$406,000, down S$9,000 from May 2026. Meanwhile, the overall median unlevered return for resale condominiums stood at 31.7% in June 2026.

In June 2026, overall condominium rental prices rose by 0.3% month-on-month, while rental volumes increased by 19.0%. An estimated 6,973 condominium units were rented during the month.
HDB rental prices increased by 0.6% month-on-month in June 2026. Rental volumes also rose by 4.8% compared to May 2026, with an estimated 2,725 HDB flats rented during the month.

Overall, prices remained stable, year-on-year growth was steady, and 188 million-dollar flats were transacted.

In May 2026, resale condominium prices increased by 3.7% in the CCR and 1.6% in the OCR, while prices in the RCR declined by 0.7%. An estimated 989 resale transactions were recorded during the month, down 8.9% from 1,086 units in April 2026.

The highest resale transaction in May was a unit at Reflections at Keppel Bay, which sold for S$19.28 million. The overall median capital gain for resale condominiums rose to S$419,000, up S$9,000 from April 2026, while the overall median unlevered return stood at 30.8%.

In May 2026, the condominium rental market softened, with rental prices declining by 0.6% month-on-month and rental volumes falling by 9.8%. Similarly, HDB rental prices edged down by 0.3% from April 2026, while rental volumes decreased by 7.7% month-on-month.

Overall prices increased by 0.3%, year-on-year growth at 0.2%, with 166 million-dollar flats transacted.
