- HDB resale prices decreased by 0.6% in April 2026. HDB resale prices in Mature Estates and Non-Mature Estates decreased by 1.4% and 0.4%, respectively. By room type, prices for 3-room, 5-room, and Executive flats decreased by 0.9%, 1.7%, and 1.3% respectively, while 4-room flat prices increased by 0.1.
- Year-on-year, the overall price remained stable compared to April 2025.
- Year-on-year, prices for 3-room and Executive flats each decreased by 0.8%, while 4-room and 5-room flats saw increases of 0.4% and 0.2%, respectively.
- Prices in Mature Estates edged up by 0.1%, while those in Non-Mature Estates eased by 0.2.
- A total of 1,943 HDB resale flats were transacted in April 2026, representing a 5.4% decrease from March 2026.
- Year-on-year, resale volume in April 2026 was 15.9% lower.
- Breaking it down by room type, in April 2026, 25.6% of the HDB resale volume came from 3-room flats, 44.7% from 4-room flats, 23.3% from 5-room flats, and 6.4% from Executive flats.
- Breaking it down by estate, 56.7% of the resale volume in April 2026 came from Non-Mature Estates. The remaining 43.3% were from Mature Estates.
- The highest transacted price for a resale flat in the month was S$1,728,000 for a 5-room flat at City Vue @Henderson.
- In Non-Mature Estates, the highest transacted price was S$1,180,000 for an Executive flat in Woodlands Street 81.
- In April 2026, 138 HDB resale flats were transacted for at least S$1,000,000 , down from 145 units recorded in March 2026.
- The number of million-dollar flats sold* comprised 7.1% of total resale volume for the month.
- Queenstown recorded 21 million-dollar flats, followed by Toa Payoh and Ang Mo Kio, with 17 units and 15 units, respectively.
- The remaining million-dollar flat transactions originated from Bukit Merah, Kallang/Whampoa, Tampines, Woodlands, Bishan, Central Area, Bedok, Clementi, Geylang, Hougang, Serangoon, Jurong East, Pasir Ris, Bukit Timah, Punggol, Sengkang, Bukit Panjang, and Yishun.
