Record-Breaking 172 Million-Dollar Flats Sold* as HDB Price Peaks in Sept 2025

  1. HDB resale prices increased by 0.6% in September 2025. HDB resale prices in Mature Estates and Non-Mature Estates increased by 0.4% and 0.6%, respectively. By room type, 3-room flat prices decreased by 0.9%, while 4-room and 5-room flats each increased by 0.6%. Executive flat prices increased by 1.4%.

According to the SRX Property Price Index for HDB Resale:

  • Year-on-year, the overall price increase was 4.8% from September 2024.

  • Year-on-year, prices for all room types increased: 3-room by 3.7%, 4-room by 4.6%, 5-room by 4.9%, and Executive by 4.6%

  • Both Mature and Non-Mature Estate prices increased by 4.7% and 4.9%, respectively, from a year ago.

  1. 2,186 HDB resale flats were transacted in September 2025, representing a 1.2% decrease from August 2025.


  • Year-on-year, resale volumes in September 2025 were 1.4% lower.

  • Breaking it down by room type, in September 2025, 22.8% of the HDB resale volumes came from 3-room, 45.5% from 4-room, 25.1% from 5-room, and 6.7% from Executive.

  • Breaking it down by estate, 57.5% of the resale volumes in September 2025 came from Non-Mature Estates. The remaining 42.5% was from Mature Estates.

  1. The highest transacted price for a resale flat in the month was S$1,590,000 for a 5-room flat at Central Area.



  • In Non-Mature Estates, the highest transacted price was S$1,120,000 for an Executive flat in Woodlands.


  1. In September 2025, there were 172 HDB resale flats transacted for at least S$1,000,000, representing an increase from August 2025, which recorded 141 such units.

  • The number of million-dollar flats sold* comprised 7.9% of the total resale volume in the month.

  • Toa Payoh recorded 37 units of million-dollar flats, followed by Queenstown and Bukit Merah, which sold 18 units each.

  • The rest of the million-dollar flat transactions came from Ang Mo Kio, Bishan, Clementi, Kallang Whampoa, Tampines, Central Area, Geylang, Hougang, Woodlands, Bedok, Marine Parade, Pasir Ris, Serangoon, Sengkang, Jurong East, Bukit Timah, Bukit Panjang, and Bukit Batok.
