In July 2025, condo resale prices in RCR and OCR increased by 2.1% and 0.1%, respectively. However, prices in CCR decreased by 2.1%.
According to the SRX Price Index for Condo Resale:

Month-on-month, overall prices increased by 0.7%.

Year-on-year, overall prices increased by 5.3% compared to July 2024.

Year-on-year, CCR, RCR, and OCR experienced price increases of 2.8%, 4.4%, and 5.3%, respectively.

An estimated 1,076 units were resold in July 2025, an increase of 15.1% from the 935 units resold in June 2025.

Resale volumes were 5.6% lower than in July 2024 and remained stable compared to the 5-year average for July.

Breaking it down by region, in July 2025, 50.5% of the transactions were from OCR, 32.6% from RCR, and 16.9% from CCR.

The percentage of sub-sale transactions to the total secondary sale transactions (i.e., Resale + Sub-Sale) was 5.8% in July 2025, which decreased from June 2025.

Sub-sale transactions refer to secondary sale transactions occurring before the project is completed.

The highest transacted price for a resale unit in July was S$13,000,000 at Boulevard 88.

In RCR, the highest transacted price was S$8,400,000 for a resale unit at The Sovereign.

In OCR, the highest transaction was a unit at Ocean Park, which resold for S$4,100,000.

The overall median capital gain for resale condos was S$371,000 in July 2025, a decrease of S$4,000 from June 2025.

District 11 (Newton / Novena) posted the highest median capital gain at S$767,000. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median capital gain at -S$50,000.

The overall median unlevered return for resale condos was 31% in July 2025.

District 20 (Ang Mo Kio / Bishan / Thomson) posted the highest median unlevered return at 46%. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median unlevered return at -3.8%.

The condo resale unit's capital gain and return are calculated by comparing the current transacted price with the previous transacted price of the same unit. Districts with less than 10 matching transactions are excluded from the ranking.
