HDB resale prices increase by 0.6% in November 2022 compared to October 2022. Mature Estates prices decrease by -0.1% and Non-Mature Estates prices increase by 1.0%, as compared to October 2022. In terms of room types, 3 Room prices increase by 0.9%, 4 Room prices rise by 0.8%, 5 Room prices increase by 0.6% and Executive prices rise the most by 2.5%.
According to the SRX Property Price Index for HDB Resale:
- Year-on-year, the overall price increase is 10.0%.
- Year-on-year, prices for all room types increaseover November 2021: 3 Room by 9.7%, 4 Room by 10.8%, 5 Room by 10.7% and Executive by 12.2%.
- Mature and Non-Mature Estates prices increase by 9.1% and 10.7% respectively from a year ago.
- 2,140 HDB resale flats are transacted in November 2022, representing an 8.9% increase from October 2022.
- Year-on-year, resale volumes in November 2022 are 17.3% lower than the previous year.
- Breaking it down by room type, in November 2022, 42.2% of the volumes come from HDB 4 Room, 23.3% from 5 Room, 25.2% from 3 Room and 7.1% from Executive. The rest are from other room types.
- Breaking it down by estate, 61.7% of the resale volumes in November 2022 come from Non-Mature Estates. The remaining 38.3% in the month are from Mature Estates.
- The highest transacted price for a resale flat in the month is achieved at $1,345,000 by a 5 Room DBSS unit at The Peak @ Toa Payoh.
- In Non-Mature Estates, the highest transacted price is achieved at $1,100,000 by an Executive Apartment unit at Woodlands Street 83.
- In November 2022, there are 26 HDB resale flats transacted for at least $1,000,000, representing a decrease from October 2022 which recorded 40 such units.

The number of million-dollar flats sold comprise 1.2% of the total resale volumes in the month.

Central Area records five million-dollar flats sold in the month, followed by Woodlands and Toa Payoh with three units while Queenstown, Bukit Merah, Clementi, Bedok and Hougang each record two units. The rest of the million-dollar flats come from Ang Mo Kio, Geylang, Bukit Timah, Serangoon and Bishan.
