CCR, RCR and OCR prices increase by 0.6%, 1.1% and 1.0% respectively in December 2021.
According to the SRX Price Index for Condo Resale:
- Month-on-month, overall prices increase by 1.0% over November 2021.
- Year-on-year, overall prices increase by 10.3% over December 2020.
- Year-on-year, all regions experience price increases: CCR by 10.3%, RCR by 9.2% and OCR by 11.0%.
- An estimated 1,563 units are resold in December 2021, a 1.2% decrease from the 1,582 units resold in November 2021.
- The total resale volume in the year is 20,079, which is an increase of 81.8% from 2020.
- Volumes are 4.1% higher than in December 2020, and 86.3% higher than the 5-year average volumes for the month of December.
- Breaking down by regions, in December 2021, 59.1% of the volumes are from OCR, 23.7% from RCR and 17.2% from CCR.
- The highest transacted price for a resale unit in the month is achieved at $14.8 million at Altez.
- In RCR, the highest transacted price is a unit at Corals At Keppel Bay resold for $7.2 million.
- In OCR, the highest transacted price is a unit at Grand Duchess At St Patrick's resold for $3.95 million.
- Overall median capital gain is $217,000 in December 2021. This represents a decrease of $8,000 from November 2021. The capital gain or loss of a condo resale unit is calculated by comparing the current transacted price with the previous transacted price of the same unit.

District 21 (Clementi Park / Upper Bukit Timah) posts the highest median capital gain at $760,000, followed by District 11 (Newton / Novena) at $510,200.

District 17 (Changi Airport / Changi Village) posts the lowest median capital gain at $101,632, followed by District 14 (Eunos / Geylang / Paya Lebar) at $124,406.

District 1 (Boat Quay / Raffles Place / Marina) posts a median capital loss at $80,000.
