- HDB resale prices increase 0.9% in June 2021 compared to May 2021. Mature and Non-Mature Estates prices increase by 0.4% and 1.2% respectively, as compared to May 2021. In terms of room types, 3 Room, 4 Room, 5 Room and Executive prices increase by 0.5%, 1.1%, 0.4% and 1.0% respectively.
According to the SRX Property Price Index for HDB Resale:
- Year-on-year, the overall price increase is 13.2%.
- Year-on-year, prices for all room types increase in June 2021: 3 Room by 14.8%, 4 Room by 12.0%, 5 Room by 11.6% and Executive by 12.3%.
- Mature and Non-Mature Estates prices increase by 10.9% and 14.9% respectively from a year ago.
- June 2021 prices are 1.7% lower than the peak in April 2013.
- 2,311 HDB resale transactions in June 2021, representing a 17.5% increase from May 2021.
- Year-on-year, resale volume in June 2021 is 5.8% lower than the previous year.
- Breaking down by room types, in June 2021, 42.7% of the volume comes from HDB 4 Room, 27.0% from 5 Room, 20.6% from 3 Room and 8.3% from Executive. The rest are from 1 Room, 2 Room and Multi-Gen.
- The highest transacted price for a resale flat in the month is achieved at $1,268,000 by a 3 Room Terrace unit at Jalan Bahagia. In Non-Mature Estates, the highest transacted price is achieved at $968,000 by an Executive Apartment unit at Bukit Batok St 25.
- In June 2021, there are 19 HDB resale flats transacted for at least $1,000,000, representing an increase from May 2021 in which 13 such units were transacted.
- The number of million-dollar flats sold comprises 0.8% of the total resale volume in the month.
- In the first half of 2021, a total of 106 HDB flats have been transacted for more than a million dollars so far, which is a 341.7% increase from the same period last year.
