In this regard, location is of paramount importance as one’s residential address is used to determine the home-school distance category. With the top schools bound to be a popular choice in the Primary One Registration Exercise (PORE), there’s a strong likelihood of application numbers exceeding the number of vacancies during the various phases.

When this situation arises, Singapore Citizens are given absolute priority over Singapore Permanent Residents (PRs) followed by the home-school distance coming into play. Here, vacancies will be allocated on one’s home-school distance in the following order of priority: (1) within a km from the school, (2) between one and two km from the school, and (3) outside two km from the school.

Beyond that, by referencing stats of median resale PSF prices in 2018 around these top schools (you can always trust SRX for the most extensive and accurate stats and figures) – properties around Anglo-Chinese School (Primary) and Gan Eng Seng Primary School standout particularly, as both areas recorded double-digit percentage declines (10.10% and 11.70% respectively) with regard to their $ PSF. By saying that, there’s an opportunity to suss out properties around these school as you might get a more competitive price and potentially reap some financial rewards down the line should you choose to resell the place.
