According to the SRX Price Index for Condo Resale:

Month-on-month, overall prices increased by 0.5%.

Year-on-year, CCR, RCR, and OCR experienced price increases of 1.9%, 2.7%, and 2.7%, respectively.

An estimated 853 units were resold in January 2026, a decrease of 3.5% from the 883 units resold in December 2025.

Resale volumes were 6.7% lower than in January 2025 and 0.4% lower compared to the 5-year average for January.

Breaking it down by region, in January 2026, 51.4% of the transactions were from OCR, 30.7% from RCR, and 17.9% from CCR.

The percentage of sub-sale transactions out of the total secondary sale transactions (i.e., Resale + Sub-Sale) was 5.5% in January 2026, a decrease from December 2025.

The highest transacted price for a resale unit in January was S$37,000,000 for a unit at The Marq On Paterson Hill.

The overall median capital gain for resale condos was S$380,000 in January 2026, an increase of S$20,000 from December 2025.

District 21 (Clementi Park / Upper Bukit Timah) posted the highest median capital gain at S$924,000. District 8 (Farrer Park / Serangoon Rd) posted the lowest median capital gain at S$170,000.

The overall median unlevered return for resale condos was 29.4% in January 2026.

District 21 (Clementi Park / Upper Bukit Timah) posted the highest median unlevered return at 51.2%. District 4 (Sentosa / Harbourfront) posted the lowest median unlevered return at 10.1%.
