HDB Resale Prices Decline in December as Volumes Continue to Rise

1. HDB resale prices decreased by 0.6% in December 2025. HDB resale prices in Mature Estates and Non-Mature Estates decreased by 0.6% and 0.2%, respectively.By room type, prices for 3-room, 4-room, 5-room, and Executive flats decreased by 0.3%, 0.9%, 1.1%, and 0.6%, respectively.

• Year-on-year, the overall price increase was 2.3% compared to December 2024.

• Year-on-year, prices for all room types increased: 3-room by 2.6%, 4-room by 2%, 5-room by 2.5%, and Executive by 5.7%.

• Both Mature and Non-Mature Estate prices increased by 2.8% and 2.4%, respectively, from a year ago.

2. A total of 2,042 HDB resale flats were transacted in December 2025, representing a 21.9% increase from November 2025.

• Year-on-year, resale volumes in December 2025 were 4.2% lower.

• Breaking it down by room type, in December 2025, 24.9% of the HDB resale volume came from 3-room flats, 43.1% from 4-room flats, 26.1% from 5-room flats, and 5.9% from Executive flats.

• Breaking it down by estate, 55% of the resale volumes in December 2025 came from Non-Mature Estates. The remaining 45% were from Mature Estates.

3. The highest transacted price for a resale flat in the month was S$1,525,000 for a 5-room flat at The Peak @ Toa Payoh.

• In Non-Mature Estates, the highest transacted price was S$1,450,000 for an Executive flat in Hougang Street 21.

4. In December 2025, there were 145 HDB resale flats transacted for at least S$1,000,000, representing an increase from November 2025, which recorded 120 such units.

• The number of million-dollar flats sold* comprised 7.1% of total resale volumes for the month.

• Toa Payoh recorded 25 million-dollar flats, followed by Queenstown and Kallang/Whampoa, which sold 20 and 18 units, respectively.

• The rest of the million-dollar flat transactions came from Bukit Merah, Clementi, Bishan, Tampines, Ang Mo Kio, Central Area, Geylang, Serangoon, Woodlands, Hougang, Bedok, Sengkang, Bukit Panjang, Yishun, Pasir Ris, Marine Parade, and Bukit Timah.
