HDB resale prices increase by 0.3 % in July 2023 compared to June 2023. Non-Mature Estates prices increase by 0.4% while Mature Estates decrease by 0.4%, as compared to June 2023. In terms of room types, 3 Room prices increase by 0.3%, 4 Room prices increase by 0.2%, Executive prices rise at 1.2% while 5 Room prices decrease by 0.3%.



According to the SRX Property Price Index for HDB Resale:
- Year-on-year, the overall price increase is 7.0% from July 2022.
- Year-on-year, prices for all room types increaseover July 2022: 3 Room by 6.8%, 4 Room by 7.7%, 5 Room by 5.8% and Executive by 6.5%.
- Mature and Non-Mature Estates prices increase by 5.9% and 7.0% respectively from a year ago.


- 2,056 HDB resale flats are transacted in July 2023, representing an 10.7% increase from June 2023.
- Year-on-year, resale volumes in July 2023 are 13.0% lower than the previous year.
- Breaking it down by room type, in July 2023, 45.2% of the volumes come from HDB 4 Room, 24.8% from 5 Room, 23.8% from 3 Room and 6.2% from Executive.
- Breaking it down by estate, 62.7% of the resale volumes in July 2023 come from Non-Mature Estates. The remaining 37.3% in the month are from Mature Estates.



- The highest transacted price for a resale flat in the month is achieved at $1,380,000 by a 5-Room DBSS unit at The Peak @ Toa Payoh.
- In Non-Mature Estates, the highest transacted price is achieved at $1,150,000 by an Executive Apartment at Woodlands Street 82.
- In July 2023, there are 32 HDB resale flats transacted for at least $1,000,000, representing a decrease from June 2023 which recorded 34 such units.

The number of million-dollar flats sold comprise 1.6% of the total resale volumes in the month.

Bukit Merah records five units of million-dollar flats sold in the month, followed by Toa Payoh and Kallang/ Whampoa which records four units each while Queenstown, Bishan and Clementi each record three units.

The rest of the million-dollar flats come from Bukit Timah, Central Area, Jurong East, Woodlands, Geylang, Hougang, Pasir Ris and Serangoon.
