HDB Resale Prices and Volume Increase Month-on-Month in May 2023

  1. HDB resale prices increase by 0.3 % in May 2023 compared to April 2023. Mature Estates and Non-Mature Estates prices increase by 0.7% and 0.3% respectively, as compared to April 2023. In terms of room types, 3 Room prices increase by 0.8%, 4 Room prices increase by 0.7%, Executive prices rise at 0.6% while 5 Room price decrease by 0.6%.

     According to the SRX Property Price Index for HDB Resale:
  • Year-on-year, the overall price increase is 7.7% from May 2022.
  • Year-on-year, prices for all room types increaseover May 2022: 3 Room by 7.2%, 4 Room by 8.3%, 5 Room by 7.4% and Executive by 9.7%.
  • Mature and Non-Mature Estates prices increase by 7.3% and 8.1% respectively from a year ago.

  1. 2,259 HDB resale flats are transacted in May 2023, representing a 3.2% increase from April 2023.
  • Year-on-year, resale volumes in May 2023 are 4.8% higher than the previous year.
  • Breaking it down by room type, in May 2023, 46.2% of the volumes come from HDB 4 Room, 24.5% from 3 Room, 24.4% from 5 Room and 4.8% from Executive.
  • Breaking it down by estate, 62.2% of the resale volumes in May 2023 come from Non-Mature Estates. The remaining 37.8% in the month are from Mature Estates.

  1. The highest transacted price for a resale flat in the month is achieved at $1,370,000 by a 5-Room unit at The Peak at Toa Payoh.
    • In Non-Mature Estates, the highest transacted price is achieved at $1,088,000 by an Executive Maisonette at Bukit Batok Street 25.
 HDB Million Dollar Resale Flats Transacted in the Month May 2023
  1. In May 2023, there are 34 HDB resale flats transacted for at least $1,000,000, representing a decrease from April 2023 which recorded 37 such units.
  • The number of million-dollar flats sold comprise 1.5% of the total resale volumes in the month.
  • Kallang/ Whampoa records eight million-dollar flats sold in the month, followed by Bukit Merah, Central Area and Bedok with three units each while Bishan, Clementi, Woodlands, Marine Parade and Queenstown records two units each.
  • The rest of the million-dollar flats come from Yishun, Tampines, Bukit Batok, Bukit Timah, Geylang, Pasir Ris and Toa Payoh.
