Condo Resale Prices Rise for 23rd Straight Month, Increasing by 0.8% in June 2022; Volumes Fall by 17.2%

  1. CCR, RCR and OCR prices increase by 0.8%, 1.9% and 0.3% respectively in June 2022.

       According to the SRX Price Index for Condo Resale:
  • Month-on-month, overall prices increase by 0.8% over May 2022.
  • Year-on-year, overall prices increase by 9.4% over June 2021.
  • Year-on-year, all regions experience price increases: CCR by 5.6%, RCR by 8.8% and OCR by 10.9%.
 
  1. An estimated 1,250 units are resold in June 2022, a 17.2% decrease from the 1,510 units resold in May 2022.

  • Volumes are 17.1% lower than in June 2021, and 27.3% higher than the 5-year average volumes for the month of June.
  • Breaking it down by region, in June 2022, 59.7% of the volumes are from OCR, 24.5% from RCR and 15.7% from CCR.
     3. The highest transacted price for a resale unit in the month of June is achieved at $12.888 million at Nassim Park                             Residences.
 
  • In RCR, the highest transacted price is a unit at Silversea resold for $5.06 million.
  • In OCR, the highest transacted price is a unit at Archipelago resold for $3.71 million.
      4. The overall median capital gain for resale condos is $280,655 in June 2022, an increase of $655 from May 2022.

  • District 10 (Tanglin / Holland / Bukit Timah) posts the highest median capital gain at $510,000. District 14 (Eunos / Geylang / Paya Lebar) posts the lowest median capital gain at $138,000.
  • The capital gain of a condo resale unit is calculated by comparing the current transacted price with the previous transacted price of the same unit. Districts with fewer than 10 matching transactions are excluded from the ranking. 
  1. The overall median unlevered and levered returns for resale condos are 24.4% and 51.9% respectively in June 2022.

  • District 22 (Boon Lay / Jurong / Tuas) posts the highest median unlevered return at 52.7%. District 4 (Harbourfront / Telok Blangah) posts the lowest median unlevered return at 11.7%.
  • District 21 (Clementi Park / Upper Bukit Timah) posts the highest median levered return at 142.1%. District 9 (Orchard / River Valley) posts the lowest median levered return at 9.2%.
  • The returns of a condo resale unit are calculated by comparing the current transacted price with the previous transacted price of the same unit. Districts with fewer than 10 matching transactions are excluded from the ranking. Assumptions used for the calculation of levered returns can be found on page 4 of the report.
