3) Aircon usage hours will be from 7pm-7am, if electricity usage is >600kwh & water usage is >17Cu M, any excess will be at tenant's costs charged based on landlord's power company bill factor of $/kwh, $Cu M
4) No overnight stay or visit by friends
5) Washing machine usage - 2 loads/week, no washing after 10pm
6) Internet usage is unlimited
7) Last day checkout before 12pm
8) Tenant to allow part time maid to clean up room
