I wish to express my thanks to Daphne Phua, Senior Associate Division Director of PropNex Realty for your advice on necessary preparations to the apartment to maximise its appeal to potential lessees and finally securing a lessor in less than 2 weeks.

My case had an added complexity. It is a 3-bedroom apartment that was customised during construction into a 2-bedroom configuration. This required an assessment and decision on how the cost of re-configuring into3-bedrooms weighs against the higher appeal and rental rates.

Daphne's knowledge of approximate costs of the required work, market demand for 3-bedrooms units and current lease rates was a great help in the decision making. With a benchmark, it minimised the time needed to re-work the apartment.

When the apartment was ready, clearly, she worked hard as she brought potential lessees in quick succession. Viewing by the lessees could not be any easier. The entire process did not require my presence and I am totall unburdened by the process.

We found our ideal tenant in 2 weeks and I am totally pleased with the outcome as it was at the rental rate we had expected. I will like to express my thanks for the great work. The short turn time is only possible if there is a large resource pool available to her.
