Singapore tops list of cities with highest density of greenery

Known as City in a Garden, Singapore’s landscape has transformed itself into one of the world’s most sustainable cites.

Recently, Singapore topped the list of ci5es with the highest density of greenery. Treepedia uses Google Street View data to measure the aboveground por5on of trees and vegeta5on in ci5es around the world - forming what its creators call the Green View Index (GVI).

Singapore is in first place with a GVI of 29.3 per cent, followed by Sydney and Vancouver, which 5ed for second place with 25.9 per cent. Each year, Singapore introduces up to 2,000 trees in parks, roads, and state lands in a massive effort enhance greenery and boost biodiversity.

And, did you know, each tree has a tree doctor assigned to it?

In keeping with these green efforts, HDB recently announced plans to rejuvenate Pasir Ris Park.

It will set up a Central Greenway that will stretch 1.2km in total, running from Pasir Ris Park, through the town centre, and ending near the Tampines Expressway where exis5ng HDB project Costa Ris is located. About 500m of this greenway will be elevated above ground.

In additon to construc5ng the greenway, HDB plans to build 2-thousand public housing flats in Pasir Ris, adding to its current total of 29-thousand-500 hundred flats.

Also, it will upgrade 4 neighbourhood centres: Loyang Point, Elias Mall, Pasir Ris West Plaza and Neighbourhood 4 NC

No doubt these new flats plus the Greenway will transform Pasir Ris neighborhood into a showcase for “green living.”

Now, let’s review the HDB performance for April 2017

In terms of Price: Overall, there was a decreaseof 3 percent in HDB Resale prices in April 2017 compared to that of March 2017.

The resale prices of HDB 3 Rooms, HDB 4 Rooms and HDB Executive decreased by 0.2-percent, 0.7- percent and 0.9-percent respectively.

HDB 5 Rooms continue to grow and increased by 0.2-percent.Year-on-year, overall prices also decreased by 0.3- percent compared with April 2016. Last month there was a slight shift trend, prices in HDB mature estates have declined. In April, prices decreased by 0.9% in mature estates such as Ang Mo Kio, Bishan and Bukit Merah.

In contrast, prices in non-mature estates such as Hougang, Sengkang and Punggol grew by 0.2% in April 2017.

In terms of Volume:According to HDB resale data compiled by SRX Property, 1,834 HDB resale flats sold in April 2017. The data shows that monthly volume decreased 4.0% compared to 1-thousand 9-hundred 10 flats sold in March 20-17

Which location had the highest median Transaction Over X-Value?

Bishan posted the highest median T-O-X of $11,500. This means that majority of the buyers in Bishan purchased units above the market X-Value.

Serangoon and Bukit Merah posted the lowest median T-O-X at -$10,000 This means that majority of the buyers in Serangoon and Bukit Merah purchased units below the computer generated market X-Value.
