* Subjected to $60/70 monthly maintenance fee
Services include:
* Utilities (air-conditioner, gas and water) up to $400
* High-speed Wi-Fi connectivity
* Weekly cleaning of common areas and rooms only
* Inclusive of condo facilities: swimming pool, gym, BBQ pits, jacuzzi, 24h security
* No smoking and no pets on the premises
* Light cooking allowed
* Visitors allowed on the premises before 10pm. No overnight visitors
* No landlord staying, co-living environment

Additionally borne by the tenant:
- $70 aircon fee monthly on top of rent (covers aircon servicing, top up of gas if needed, chemical washing if needed)
- Stamp duty (0.004 x Rent x No. of months)
- Admin fee $54.50
Things to take note:
- 7 days warranty period for your room
- Minor repair cost capped at $200 (first $200 borne by tenant for room or divided per head for communal space, excess is borne by company)

If interested, to place a non-refundable booking fee of $300. (A portion of the security deposit (SD) paid in advance. After signing the agreement, will transfer the SD balance. Upon move in will collect 1 month rental.)
