A: In my own opinion. Landed represents only 5% of Singapore residential. 85% HDB. 15% Pte Apt. If prices for 99 years leasehold new launch is already >$1700 psf. FH Apt already $2100 to $2700 psf. Then rare landed will go up too. At least 20 Enbloc in the D15 & D16. Launching prices will >$2300 psf. Their valuation will pop up my landed soon. If you compare the price movement chart in 2013/14 vs Now, after that old cooling measure, prices then vs Now is already a gap. Landed prices will go up overtime. D15 & D19 are the most sought after & best performing districts every year. Thus, if my price is within your budget, location and product is what you need, then this is the RIGHT house. Most importantly, the location, facing and if my house suits your needs. You may find a very attractive price elsewhere, but location & condition of the house not suitable. Some buyers I know have been viewing houses for years and still haven’t bought. Prices would have gone up over years.
