Parc Woods @ Tengah February 2021 BTO

Bounded by Tengah Drive and Tengah Boulevard, Parc Woods @ Tengah offers 767 units of 2-Room Flexi, 3-Room and 4-Room. The development is near Hong Kah MRT Station (due completion 2026), Tengah MRT Station (due completion 2027), Tengah Plantation MRT Station (due completion 2027) on Jurong Region Line, which brings better connectivity to the West by connecting the main activity nodes such as the Jurong Industrial Estate and Jurong Innovation District. The downside of purchasing a BTO flat in Tengah is obvious as the transportation infrastructure and most of the communal facilities are not fully developed by the time that your flat is ready. Meanwhile, you and your family can visit nearby shopping centres such as Sunshine Place at Choa Chu Kang, West Mall at Bukit Batok or JEM, JCube and IMM at Jurong East for dining, shopping and entertainment options.



The neighbourhood is well surrounded by educational institutions, including
  • Primary Schools: St Anthony's Primary School, Dazhong Primary School, Chua Chu Kang Primary School, Jurong Primary School
  • Secondary Schools: Dunearn Secondary School, Jurongville Secondary School, Hua Yi Secondary School


Based on the flat application statistics from Housing Development Board (HDB), the extent of oversubscription for Tengah BTO flats is gradually eased, as more BTO flats are launched in Tengah for the past two years. More families who want to live in Tengah have probably managed to secure a flat there. So compared to previous batches of applicants vying for a flat in Tengah, you might stand a better chance to secure a flat in Tengah this time round.
 
On average, the BTO flats in Tengah are more expensive than those in other non-mature estates. While there might be capital appreciation opportunities, you should also be cautioned that given a slew of BTO launches released in Tengah in the past two years, a huge supply of BTO flats will be coming onto the market by the time that your flat has met the Minimum Occupation Period (MOP). The potential buyers will have many choices in the area. In addition, the amenities in Tengah might take years till full completion, meaning that the extent of capital appreciation might be limited until the amenities are readily available.
