Most buyers arrive with the same two questions: what can I legally do in this unit, and what does it cost me to hold it. Answering well means reading the use classification before the floor plan — ISC clearance for the intended trade, the ancillary use cap and anchor-tenant criteria on an assignment, power supply, floor loading, ceiling clearance, and whether the ramp-up access takes the vehicle you actually run.

What I cover: B1/B2 industrial, from freehold to 30- and 60-year leasehold; strata office and CBD floorplates; shophouses, both commercial and 60/40 mixed use; and workshop, warehouse and food-related premises.

200+ transactions. Before we view anything, you get the numbers in writing: quantum, GST treatment, financing, yield on cost, holding cost and the exit. No ABSD on C&I — but the risks sit elsewhere, and I will name them early. If the deal does not work, I will say so.
