About StreetSine     StreetSine powers the mobile market place for the real estate industry. Professional estate agents and investors use its essential market information and tools to co-broke and transact property.

Using advanced information technology, the company continuously collects large sets of property data from the Singapore market. It uses proprietary algorithms to crunch the data into relevant property information and then displays the information in presentable forms such as graphs, charts, and maps. All this is done in seconds so that StreetSine clients can spend their valuable time on analyzing the information, advising clients, pricing property to buy, sell, or rent and completing transactions. With the company's emphasis as a neutral information provider to Singapore's real estate industry, StreetSine is often referred to as the "Bloomberg of Real Estate" in the country.

The company is dedicated to innovation and welcomes comments from its clients and users.

About StreetSine Information     Data is just numbers, whereas information is power.

In turning data into information, StreetSine adheres to the following principles:
  1. The data must come from credible and reliable sources;
  2. The integrity of the data must be preserved from source to final form;
  3. The processing of turning data into information must be nearly instantaneous in order to ensure the timeliness of the information;
  4. The information must be real-time, as defined by the release of the data from the source;
  5. The information must be relevant to the analysis being conducted;
  6. The information must be transparent and verifiable.
StreetSine collects data from various credible sources including URA (Urban Redevelopment Authority), SLA (Singapore Land Authority), HDB (Housing & Development Board), Singapore Statistics, Singapore Post, property listing services, corporate property agencies, and other credible data providers. The Home Report appendices provide data sets in a raw form so that the reader of the report can review and verify the integrity of the data. As a result of the company's commitment to transparency, the report is lengthy.

When a user downloads information on his or her computer, it takes about 30 seconds for StreetSine's computer system to access the relevant data, crunch it through its proprietary algorithms, and display the information in PDF form. (The download time might vary slightly depending on the speed of the user's computer and the Internet connection.)

StreetSine instantaneously updates its raw data immediately upon release from the data provider. This means StreetSine updates the listing data multiple times a day and the transaction data twice a week.

The transaction data is very timely and reflective of market activity because Singapore's caveat system ensures faster publication of sales data. In other countries, the purchase price is usually filed with the authorities at the completion of the Sales & Purchase Agreement, which can take months. Whereas in Singapore, the purchase price is filed once the price is agreed and a down payment is made. This means the transaction price is recorded with the authorities well before closing, as early as two weeks after agreement of the purchase price and the initial down payment.

StreetSine's algorithms ensure that the information is relevant to the analysis being conducted. For example, when pricing a home using Comparable Market Analysis (CMA), it is essential to compare apples to apples, not apples to oranges. As a result, StreetSine provides information on similar units within a project as well as information on similar units within a similar project. In addition, with a few clicks of the computer mouse, the user of Home Report can customize the CMA by selecting his or her own comparable homes from a drop-down list as well as by adjusting comparison parameters such as unit size and floor level. As a result, users of Home Report have the ability to conduct precise and thoughtful comparable market analysis in seconds.

Finally, as an information provider, StreetSine is committed to transparency. First, as mentioned earlier, the user can verify the integrity of StreetSine's data with its data providers. Second, the Home Report provides explanations on its methodology, calculations, graphs, and tables. Third, StreetSine provides its clients with training on the calculations used in the report. In summary, professionals can confidently present StreetSine information when they are advising their clients.

About the Name "StreetSine"     The name StreetSine is a play on the words: street and sine, as in sine and cosine.

Street refers to our commitment to provide information at the street level. Historically, property data found in the market has been difficult to apply to pricing property at the street and home level. The data had several major problems. It was either too high level (i.e., national data) and was not reflective of the market price at the unit level or the data was too disparate and cumbersome for an individual to collect, crunch, and analyze. The inspiration for starting StreetSine came from our desire to organize this disparate data into relevant information that could then be used to price at the street or home level.

We incorporated Sine into our name to underscore our use of mathematical algorithms to transform data into relevant information for analysis. In addition, we liked the utility of the sine wave in that it has so many practical applications in fields like electronics, engineering, and information technology. From our days studying trigonometry, we learned that we can write an equation to represent a sine wave: y(t)=A*sin(wt+θ), where t is time, A is the amplitude of the wave, w is its frequency, and θ is the phase.

At StreetSine we are dedicated to writing equations that help our clients make better sense of the ups and downs of the property market. The market can be volatile, full of curves and blind spots. We cannot eliminate the curves. However, we can use accurate and relevant information to smooth those ups and downs and make the market, at the individual or street level, more understandable and manageable, like that of the sine wave.

Street and Sine together. StreetSine is a natural name for us, as it describes what we do. We provide professionals with information at the street level in an effort to provide the clarity and predictability of a sine wave. Hence, our motto is
Follow the Sine!
