In August 2015, SRX estimated the price range for the new Bidadari BTO (Build-To-Order). (See Valuing the Bidadari BTO Out of Thin Air.). The other day, HDB released Bidadari BTO prices for the first batch. It turns out HDB priced Bidadari BTO at a deep discount to nearby resale HDB flats.
Typically, a BTO trades at an 18% to 33% discount off of comparable HDB resale flats. Here are the results from our Bidadari BTO August analysis:
As you can see from the table below, HDB discounted each flat type by 29%. From a historical perspective, not bad. 
Even if you do not qualify for Bidadari BTO, there may be a buying opportunity for you for comparable resale properties in nearby Bidadari neighbourhood as prices equalise as a result of the new supply of Bidadari BTOs. Check out the HDB resale flats surrounding Bidadari now.
