Methodology
The measured residential properties – almost 150,000 unique HDB resale flats in total - are derived from addresses found in SRX's proprietary database.
The X-Value can be calculated retrospectively (i.e. an X-Value for a unit can be calculated at any historical point in time). This allows us to calculate the HDB market value on 01 Sep 2014 and compare it with the current time point of 01 Sep 2015.
The SRX database is used to compile all resale transactional data for unique HDB units with precise postal code and unit numbers in Singapore. HDB's resale database does not provide full unit number details and, hence, was not used to supplement the study's sample size. The number of HDB units in SRX Property's study makes up about 14% of the total stock of about 1.06 million HDB units in Singapore. Units not used in this study fall into two categories. First, units that have not transacted in the resale market because they are still under the mandatory Minimum Occupation Period (MOP). Or second, those units that have yet to be sold after MOP.
The X-Value
X-Value is based on the same real-time transaction data which powers the SRX Property Price Index. The Index is reported by all major media outlets (eg. Straits Times, Channel News Asia and Business Times) every month.X-Value is used by real estate valuers, consumers, real estate professionals and businesses with 80,000-100,000 calculations done each month. The formulas and volumes of calculations behind each X-Value are complex but the concepts behind them are straightforward.
