To welcome the start of 2020 on the public real estate front, we have our first BTO sales launch of the year in the estates of Toa Payoh and Sembawang.

For this feature, we find out more about the Toa Payoh sales launch, which includes the number of units, the estimated costs and also what’s around the area.

As part of this Toa Payoh BTO launch, there are two plots of land where HDB flats will be built, where there will be a total of 1,620 2-room flexi, 3-room and 4-room units up for grabs. 

FYI, the last BTO sales launch in Toa Payoh was two years’ back in 2018, where there were 542 3-room and 4-room units available.  The particular BTO proved extremely popular amongst applicants, especially for the 4-room units, where there was an application rate of 2.3 for the 3-room units, and an incredible 2,334 applicants for the 441 units on offer – which works out to an application rate of 5.3! 

The first plot of land in the area is off Toa Payoh Rise, where there will be 920 units of 2-room flexi, 3-room and 4-room flats built. Expect to have huge competition if you’re planning to chope a unit here as the location is second to none seeing as how the flats are right smack between the Braddell MRT station on the North-South line and the Caldecott MRT station on the Circle Line. Let’s also not forget that the Caldecott MRT will also feature the upcoming Thomson-East line when it’s ready. Furthermore, families will be chomping at the bit to get a hold of one of these units seeing as the area is close to top schools such as CHIJ Primary and Secondary School, Raffles Girls’ School and Marymount Convent School.  

The other plot of land is located off Toa Payoh East, where you can expect 700 units of 2-room flexi and 4-room flats. One of the perks is that you’ll be located close to the Toa Payoh polyclinic should you need any health assistance and also close-by to the area is SAFRA Toa Payoh and the Toa Payoh sports complex area, which includes the Toa Payoh Stadium, Sports Hall and Swimming Complex for you to get a workout in.




While not as attractive in terms of accessibility to MRTs as compared to the Toa Payoh Rise area, those with vehicles will be glad to know you’re right by both the Central Expressway (CTE) and Pan Island Expressway (PIE), which will make your commuting around Singapore that much faster. But of course, with this comes the noise pollution of being close to expressways.
 
Based on HDB's BTO launch prices, here's the price range for Kim Keat Ripples and Toa Payoh Ridge.

A 3-room unit will set you back between $351k to $446k, while a 4-room unit is priced between $395k to $666k.
