BTO November 2019: Don’t need to ‘Tengah’ (等ah)

It was announced last week that HDB officially launched the 4,571 BTO flats for the final sales launch for the year, which is the biggest BTO exercise for the year.

For this feature, we find out more on the upcoming Tengah BTO, such as the number of units, the costs and also the facilities around the Tengah estate.

The majority of flats in this November sales launch are in the estate of Tengah – specifically 3,460 of the 4,571 BTO flats in this sales launch. You’ll be spoilt for choice if you’re looking to bid for a Tengah BTO, seeing as there are units ranging from 2-room flexi up to 3-Gen flats.

Out of the five housing districts in Tengah, the BTO flats will be on three sites in two districts with Garden Vines @ Tengah situated in the Garden District, while Plantation Grange and Plantation Village will be at the Plantation District.

It’s no wonder Tengah has been dubbed the “Forest Town”, with the biggest talking point being that Tengah will house the first car-free HDB town centre. There will also be dedicated walking and cycling paths (PMD riders, take note!) in a bid to encourage green commuting. Expect literal green living in Tengah, where houses will be surrounded by lush greenery in a nature-centric neighbourhood. Another major plus point of residing in the Tengah estate is HDB and National Parks Board’s creation of a 5km long Forest Corridor that connects the Western Water Catchment Area and Central Catchment Nature Reserve.

The biggest downside of choosing a BTO flat here is how Tengah is a non-mature estate, with the expectation that the area will only be fully developed in approximately 2036 according to HDB. While the upside is that down the road, there will be the Tengah Plantation MRT on the upcoming Jurong Region Line within walking distance, it will only be ready to go in 2027. That’s around four to five years after you receive the keys to your new home. In the meantime, you’ll be able to get around via the public buses.

For shopping and dining options, you’ll currently need to head down to the nearby Bukit Batok town. If you’re looking for more options, you can also travel out to the nearby areas of Jurong and Choa Chu Kang. As for schools, there is a number in the 2km radius, specifically three primary and three secondary schools.

HDB has also officially announced the prices of the various BTO flats. For the Tengah estate, a 3-room flat goes for between $208k to $256k and a 4-room flat will cost around $302k to $381k. As for the bigger units, a 5-room flat will cost around $409k to $510k, while a 3-Gen flat goes for $442k to $504k.

With the bidding period only up today, you better get going in order to secure your flat. Don’t ‘tengah’ then miss out!
