Of the residential properties trending islandwide, District 19 is emerging as the current hot favourite. Popular with buyers are offerings in the north-east Singapore – Punggol, Sengkang and Serangoon Gardens Housing – where HDB, condominiums and landed properties are showing high numbers of transactions, going by the district heat map of Singapore Real Estate Exchange powered by StreetSine Technology Group.
As at Jan 5, the district had more than 780 condominium units and exceeding 40 landed properties transacted in the last 90 days. Sengkang had at least 200 resale HDB flats transacted in the same time frame.
What’s the median?
According to SRX’s December monthly flash report, the median resale price of Sengkang’s three- to five-room flats and executive flats hovered around $425,000.

HDB and non-landed rental market
According to SRX’s November monthly flash report, the median rent of Sengkang’s three- to five-room flats and executive flats was $2,000. That of Punggol’s three- to five-room flats and executive flats was $1,800.
What does the future hold?
District 19 is an exciting landscape that promises much change. The February 2017 Build-To-Order (BTO) exercise will have Punggol earmarked for an estimated 1,770 new flats. The recent November 2016 BTO exercise in Punggol had more than 2,100 units up for grabs. Newly launched or upcoming condominiums in the district include Forest Woods and Stars of Kovan.
