A. Condo Rental Market
1. In May 2025, rental prices decreased by 0.4%. CCR and OCR decreased by 0.1% and 1.3%, respectively, while RCR remained the same compared to April 2025.

Year-on-year, overall rental prices increased by 2.7% compared to May 2024.

Year-on-year, rental prices in CCR, RCR, and OCR increased by 1.7%, 3.1%, and 2.3%, respectively.

Rental volumes decreased by 7.8% month-on-month. An estimated 5,615 units were rented in May 2025, compared to 6,089 in April 2025.

Year-on-year, rental volumes were 8.9% higher.

Rental volumes were 5.9% higher than the 5-year average for May.

Breaking it down by region, in May 2025, 34.9% of the total rental volume was from OCR, 34.7% from RCR, and 30.4% from CCR.

B. HDB Rental Market
1. In May 2025, HDB rental prices decreased by 0.1% compared to April 2025. Rental prices in Mature estates increased by 0.1%, while those in Non-Mature estates decreased by 0.1%. 3-room and 4-room saw a decrease of 0.3% each, while 5-room and Executive flats increased by 0.5% and 0.3%, respectively.

Overall rental prices increased by 3.2% compared to May 2024.

Year-on-year, both Mature and Non-Mature Estate rental prices increased by 4.3% and 1.7%, respectively.

Year-on-year, all room types recorded rental price increases: 3-room by 4.5%, 4-room by 2.6%, 5-room by 1.8%, and Executive by 3.1%.



2. Rental volumes decreased by 10.2% month-on-month. An estimated 2,588 HDB flats were rented in May 2025, compared to 2,883 in April 2025.

Year-on-year, rental volumes remained the same compared to May 2024.

Rental volumes were 2.7% lower than the 5-year average for May.

Breaking it down by room type, in May 2025, 35.2% of the total rental volume was from 3-room, 35.3% from 4-room, 24% from 5-room, and 5.4% from Executive.
