HDB resale prices increased by 0.7% in April 2025 compared to March 2025. HDB resale prices in Mature Estates and Non-Mature Estates increased by 1% and 0.4%, respectively.
In terms of room types, 3-room prices, 4-room prices, and Executive prices increased by 1%, 0.6%, and 3.5%, respectively. While 5-room prices remained the same.
According to the SRX Property Price Index for HDB Resale:

Year-on-year, the overall price increase was 9.3% from April 2024.

Year-on-year, prices for all room types increased from April 2024: 3-room by 10.2%, 4-room by 9.5%, 5-room by 8.5%, and Executive by 6.8%.

Both Mature and Non-Mature Estate prices increased by 9.1% and 9.6%, respectively, from a year ago.

2,309 HDB resale flats were transacted in April 2025, representing a 20.8% increase from March 2025.

Year-on-year, resale volumes in April 2025 were 3.3% lower.

Breaking it down by room type, in April 2025, 25.8% of the HDB resale volumes came from 3-room, 44.9% from 4-room, 22.9% from 5-room, and 6.3% from Executive.

Breaking it down by estate, 59.7% of the resale volumes in April 2025 came from Non-Mature Estates. The remaining 40.3% in the month was from Mature Estates.

The highest transacted price for a resale flat in the month was S$1,490,000 for a 5-room flat at Lor 1A Toa Payoh.

In Non-Mature Estates, the highest transacted price was S$1,250,000 for an Executive flat at Hougang St 21

In April 2025, there were 141 HDB resale flats transacted for at least S$1,000,000, representing an increase from March 2025, which recorded 108 such units.

The number of million-dollar flats sold comprised 6.1% of the total resale volume in the month.

Toa Payoh recorded 27 units of million-dollar flats sold in the month, followed by Bukit Merah which sold 23 units and Kallang/Whampoa and Queenstown which sold 14 units.

The rest of the million-dollar flat transactions came from Bishan, Serangoon, Ang Mo Kio, Central Area, Clementi, Hougang, Bedok, Woodlands, Tampines, Punggol, Jurong East, Pasir Ris, Marine Parade, Geylang, Sengkang, Bukit Timah, and Bukit Panjang.
