In March 2025, condo resale prices in CCR decreased by 1.9%, while RCR and OCR increased by 0.2% and 0.3%, respectively.
According to the SRX Price Index for Condo Resale:

Month-on-month, overall prices decreased by 0.5%.

Year-on-year, overall prices increased by 5.1% compared to March 2024.

Year-on-year, CCR, RCR, and OCR experienced price increases of 4.6%, 5.2%, and 4.3%, respectively.

An estimated 1,189 units were resold in March 2025, an increase of 19.7% from the 993 units resold in February 2025.

Resale volumes were 26% higher than in March 2024 and 12.2% higher than the 5-year average for March.

Breaking it down by region, in March 2025, 48.3% of the volumes were from OCR, 31.7% from RCR, and 20% from CCR.

The percentage of sub-sale transactions to the total secondary sale transactions (i.e., Resale + Sub-Sale) was 7.9% in March 2025, which decreased from February 2025.

Sub-sale transactions refer to secondary sale transactions occurring before the project is completed.

The highest transacted price for a resale unit in March was S$16,030,000 at St Thomas Suite.

In RCR, the highest transacted price was S$5,225,000 for a resale unit at Reflections at Keppel Bay.

In OCR, the highest transaction was a unit at Sing Lian Building, which resold for S$4,300,000.

The overall median capital gain for resale condos was S$358,000 in March 2025, a decrease of S$12,000 from February 2025.

District 20 (Ang Mo Kio / Bishan / Thomson) posted the highest median capital gain at S$742,000. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median capital gain at S$37,000.

The overall median unlevered return for resale condos was 31.1% in March 2025.

District 22 (Boon Lay / Jurong / Tuas) posted the highest median unlevered return at 44.4%. District 1 (Boat Quay / Raffles Place / Marina) posted the lowest median unlevered return at 2.7%.

The condo resale unit's capital gain and return are calculated by comparing the current transacted price with the previous transacted price of the same unit. Districts with less than 10 matching transactions are excluded from the ranking.
