HDB resale prices remained the same in March 2025 compared to February 2025. HDB resale prices in Mature Estates decreased by 0.4% while prices in Non-mature estates increased by 0.8%. In terms of room types, 3-room prices, 5-room prices, and Executive prices decreased by 0.9%, 1.1%, and 2.4%, respectively. While 4-room prices increased by 1.1%.

According to the SRX Property Price Index for HDB Resale:

Year-on-year, the overall price increase was 9.5% from March 2024.

Year-on-year, prices for all room types increased from March 2024: 3-room by 10.4%, 4-room by 10.2%, 5-room by 8.1%, and Executive by 5.5%.

Both Mature and Non-Mature Estate prices increased by 9.0% and 9.7%, respectively, from a year ago.

1911 HDB resale flats were transacted in March 2025, representing a 9.2% decrease from February 2025.

Year-on-year, resale volumes in March 2025 were 7.4% lower.

Breaking it down by room type, in February 2025, 26.7% of the HDB resale volumes came from 3-room, 44.2% from 4-room, 23.4% from 5-room, and 5.7% from Executive.

Breaking it down by estate, 56.6% of the resale volumes in February 2025 came from Non-Mature Estates. The remaining 43.4% in the month was from Mature Estates.

The highest transacted price for a resale flat in the month was S$1,518,000 for a 5-room flat at Pinnacle@Duxton.

In Non-Mature Estates, the highest transacted price was S$1,130,000 for an Executive flat at Hougang St 21

In March 2025, there were 108 HDB resale flats transacted for at least S$1,000,000, representing a decrease from February 2025, which recorded 121 such units.

The number of million-dollar flats sold comprised 5.6% of the total resale volume in the month.

Toa Payoh recorded 25 units of million-dollar flats sold in the month, followed by Bukit Merah which sold 18 units and Kallang/Whampoa which sold 10 units.

The rest of the million-dollar flat transactions came from Queenstown, Clementi, Bishan, Tampines, Ang Mo Kio, Central Area, Geylang, Serangoon, Bedok, Woodlands, Hougang, Jurong East, Bukit Batok, Punggol, Pasir Ris, Sengkang, Marine Parade, Bukit Timah, Bukit Panjang and Yishun.
