- HDB resale prices increase 0.5% in May 2022 compared to April 2022. Mature and Non-Mature Estates prices increase by 0.6% and 0.4% respectively, as compared to April 2022. In terms of room types, 3 Room, 4 Room, 5 Room and Executive prices increase by 0.2%, 0.7%, 0.7% and 1.0%.
According to the SRX Property Price Index for HDB Resale:

Year-on-year, the overall price increase is 11.0%.

Year-on-year, prices for all room types increaseover May 2021: 3 Room by 11.5%, 4 Room by 11.9%, 5 Room by 10.9% and Executive by 11.5%.

Mature and Non-Mature Estates prices increase by 9.4% and 12.3% respectively from a year ago.

2,156 HDB resale flats transacted in May 2022, representing a 5.1% decrease from April 2022.

Year-on-year, resale volume in May 2022 is 9.7% higher than the previous year.

Breaking it down by room type, in May 2022, 42.4% of the volume come from HDB 4 Room, 25.3% from 5 Room, 24.4% from 3 Room and 6.3% from Executive. The rest are from 1 Room, 2 Room and Multi-Gen.

Breaking it down by estate, 58.1% of the resale volume in May 2022 come from Non-Mature Estates. The remaining 41.9% in the month are from Mature Estates.
- The highest transacted price for a resale flat in the month is achieved at $1,400,000 by a 5 Room unit at Henderson Road. This also sets the new all-time price record for an HDB resale flat.
- In Non-Mature Estates, the highest transacted price is achieved at $1,040,000 by an Executive Apartment unit at Woodlands Street 83.
- In May 2022, there are 30 HDB resale flats transacted for at least $1,000,000,representing an increase from April 2022 in which 22 such units were transacted.
- The number of million-dollar flats sold comprises 1.4% of the total resale volume in the month.
- Bishan records five of the million-dollar flats sold in the month, followed by Bukit Merah with four units while Toa Payoh, Central Area, Ang Mo Kio and Queenstown each records three units respectively. The rest of the million-dollar flats come from Kallang/Whampoa, Clementi, Serangoon, Pasir Ris, Woodlands and Yishun.
