HDB resale prices increase 0.5% in July 2021 compared to June 2021. Mature and Non-Mature Estates prices increase by 0.3% and 0.6% respectively, as compared to June 2021. In terms of room types, 3 Room, 4 Room and 5 Room prices increase by 0.9%, 0.7% and 0.9% respectively while Executive prices decrease by 0.6%.
According to the SRX Property Price Index for HDB Resale:
- Year-on-year, the overall price increase is 13.2%.
- Year-on-year, prices for all room types increase in July 2021: 3 Room by 14.9%, 4 Room by 12.6%, 5 Room by 12.2% and Executive by 11.6%.
- Mature and Non-Mature Estates prices increase by 11.9% and 14.3% respectively from a year ago.
- July 2021 prices are 1.2% lower than the peak in April 2013.
- 2,662 HDB resale transactions in July 2021, representing a 15.2% increase from June 2021.
- Year-on-year, resale volume in July 2021 is 7.8% higher than the previous year.
- Breaking down by room types, in July 2021, 41.4% of the volume comes from HDB 4 Room, 27.6% from 5 Room, 21.9% from 3 Room and 7.8% from Executive. The rest are from 1 Room, 2 Room and Multi-Gen.
- The highest transacted price for a resale flat in the month is achieved at $1,225,000 by a 5 Room unit at The Pinnacle@Duxton. In Non-Mature Estates, the highest transacted price is achieved at $880,000 by a 5 Room DBSS unit at Parkland Residences.
- In July 2021, there are 19 HDB resale flats transacted for at least $1,000,000,achieving the same number as June 2021.

The number of million-dollar flats sold comprises 0.7% of the total resale volume in the month.

In the first seven months of 2021, a total of 125 HDB flats have been transacted for more than a million dollars so far, which is a 278.8% increase from the same period last year.
