Rental Volumes Up; Non-landed Rents Increase, HDB Rents Flat.

A. Non-Landed Private Residential Rental Market
1.Overall rental prices increase 0.8% from June 2019. CCR, RCR and OCR increase 1.1%, 0.3% and 1.0%, respectively.

    • Year-on-year, rents rise by 2.7%.
    • Rents are down 16.9% from the peak in January 2013.
    • Year-on-year, rentals in all regions increase: CCR by 4.7%, RCR by 1.6% and OCR by 2.1%.
    • Monthly overall index movement for June 2019 is revised from -0.2% to -0.3%.
2. Volumes increase 13.0% month-on-month. An estimated 5,408 units are rented in July 2019 as compared to 4,785 units in June 2019.

  •  Year-on-year, rental volumes are 0.9% lower than in July 2018.
  •  However, July 2019’s volumes are 18.2% higher than the 5-year average volume for the month of July.

B. HDB Rental Market

1.HDB rents remains flat from June 2019.  3 Room and Executive rents rise by 1.0% and 2.5% respectively, while 4 Room and 5 Room rents fall by 0.9% and 0.5% respectively; Non-Mature Estates rents increase by 0.4% while Mature Estates rents decrease by 0.4%.

    • Year-on-year, rents increase by 1.0%.
    • Rents are down 14.5% from the peak in August 2013.
    • Mature Estates and Non-Mature Estates rentals increase by 1.2% and 0.7% year-on-year.
    • Monthly overall index movement for June 2019 is revised from 0.4% to 0.5%.

2.Volumes increase 4.9% month-on-month. An estimated 1,962 HDB flats are rented in July 2019 versus 1,870 units in June 2019.
  •  Year-on-year rental volumes decrease by 2.7% from July 2018.
  •  However, July 2019’s volumes are 6.1% higher than the 5-year average volume for the month of July.
