A. Non-Landed Private Residential Rental Market Private rents remain unchanged at 0.0% in July 2018. 

1. Private rents remain unchanged at 0.0% in July 2018. According to SRX Property Price Index for Non-landed Private Residential Rentals, rents remains unchanged at 0.0% in July 2018 compared to June 2018. Non-Landed Private Residential units' rents in RCR and OCR increased by 0.4% and 0.1% respectively, while those in CCR decreased by 0.5%.

According to SRX Property Price Index for Non-landed Private Rentals:

  •  Year-on-year, rents in July 2018 decreased by 0.4% from July 2017. Rents in July 2018 were 19.1% down compared to its peak in January 2013.
  •  In individual sectors, OCR posted a 0.2% increase, while CCR and RCR posted a 1.6% and 0.2% decrease respectively, as compared to July 2017.
  •  Monthly change in index value for June 2018 was revised to -0.1% from -0.2%.

2. Rental volume increases by 4.7%. According to SRX Property, an estimated 4,896 Non-landed Private Residential units were rented in July 2018. This represented a 4.7% increase from 4,678 units rented in June 2018.

  •  Year-on-year, rental volume in July 2018 was 2.4% lower than 5,016 units rented in July 2017.

B. HDB Rental Market

1.HDB rents increase by 1.0%. According to SRX Property Price Index for HDB Rentals, rents increased by 1.0% from June 2018 to July 2018. HDB 3 Rooms and HDB 4 Rooms increased by 1.6% and 1.5% respectively, while HDB 5 Rooms and HDB Executive decreased by 0.3% and 1.0% respectively.

According to SRX Property Price Index for HDB Rentals:

  •  Year-on-year, rents in July 2018 were down by 1.5% from July 2017.
  •  Rents in July 2018 were down 15.0% compared to its peak in August 2013.
  •  Monthly change in index value for June 2018 was revised to -0.7% from -0.8%.

According to SRX Property Price Sub-Indices for HDB Rentals in Mature and Non-mature Estates:

  •  Rents in both Mature Estates and Non-mature Estates increased by 1.3% and 0.6% respectively.
  •  Year-on-year, rents of both Mature Estates and Non-mature Estates in July 2018 decreased by 1.2% and 2.0% respectively from July 2017.

 

2. HDB rental volume increases by 11.9%. According to SRX Property, an estimated 1,932 HDB flats were rented in July 2018. This represented a 11.9% increase from 1,726 units rented in June 2018.
