Non-Landed Private Rents increase by 0.5%, HDB Rents decrease by 0.2% in January 2018

 A. Non-Landed Private Residential Rental Market

1. Private rents increase by 0.5% in January. According to SRX Property Price Index for Non-landed Private Residential Rentals, rents increased by 0.5% in January 2018 compared to December 2017. Non-Landed Private Residential units rents in CCR decreased by 1.3%, while those in RCR and OCR increase by 2.7% and 0.2% respectively.

According to SRX Property Price Index for Non-landed Private Rentals:

  •  Year-on-year, rents in January 2018 were down by 0.9% from January 2017. In individual sectors, CCR and OCR posted a 1.0% and 2.2% decrease respectively, while those in RCR posted a 0.6% increase.
  •  Rents in January 2018 were 19.6% down compared to its peak in January 2013.
  •  Price change was revised from -0.3% to -0.2% in December 2017.

2. Rental volume increases by 21.7%. According to SRX Property, an estimated 4,198 Non-landed Private Residential units were rented in January 2018. This represented a 21.7% increase from 3,449 units rented in December 2017.

  •  Year-on-year, rental volume in January 2018 was 4.3% higher than 4,023 units rented in January 2017.

 B. HDB Rental Market

1. HDB rents decrease by 0.2%. 
According to SRX Property Price Index for HDB Rentals, rents decreased by 0.2% from December 2017 to January 2018. HDB 4 Rooms increased by 0.2%, while HDB 5 Rooms and HDB Executives decreased by 0.1% and 2.4% respectively. HDB 3 Rooms remained unchanged.

According to SRX Property Price Index for HDB Rentals:

  •  Year-on-year, rents in January 2018 were down by 3.0% from January 2017.
  •  Rents in January 2018 were down 15.3% compared to its peak in August 2013.
  •  Price change was revised from -0.6% to -0.5% in December 2017.

According to SRX Property Price Sub-Indices for HDB Rentals in Mature and Non-mature Estates:

  •  Rents in Mature Estate decreased by 0.6%, while those in Non-mature Estates increased by 0.3%.
  •  Year-on-year, rents of Mature Estates in January 2018 slipped 2.7% from January 2017.
  •  Year-on-year, rents of Non-mature Estates in January 2018 dropped 3.3% from January 2017.

2. HDB rental volume increases by 15.3%. According to SRX Property, an estimated 1,800 HDB flats were rented in January 2018.  This represented a 15.3% increase from 1,561 units rented in December 2017.

  •  Year-on-year, rental volume in January 2018 increased by 16.7% from January 2017.
