Liv @ MB

Liv @ MB, a high-rise residential condo development, is a 24-storey tower with 111 apartments, five penthouses, and two commercial units. Apart from offering property seekers a relaxed, quality living, and a 99-year leasehold, Liv @ MB condo is set to provide incremental value, with the development of Katong Park MRT Station on the Thomson-East Coast Line slated for completion as soon as 2023. Yishun Avenue 9 EC

This upcoming EC awarded to established Sing Holdings in the Yishun area will be located about 500m from the Junction 9 shopping mall and two bus stops away from Northpoint City. The 99-year leasehold site located at Yishun Avenue 9 sits on an estimated 2.15ha of land and is projected to have 600 residential units. The nearest MRT to this EC will be Yishun MRT, which is about a 20 minutes’ walk away and is accessible by bus as well. Some of the prominent schools located nearby include Chongfu School and Northland Secondary School. It is located close to recreational facilities such as SAFRA Yishun Country Club, Orchid Country Club and Yishun Pond.

Tampines Street 62 EC

Tampines Street 62 EC is a 99-year leasehold site awarded to Qingjian Realty and Santarli Construction. The estimated number of housing units is projected to be 590 units, subject to change by the developers. If you are interested in the amenities situated close to the Tampines Street 62 EC, Tampines Eco Green Park, IKEA Tampines and the recreational facilities at Pasir Ris including Downtown East are all within close proximity to the development. It is an affordable option for those who wish to live in a mature estate like Tampines.

Landed New Launch Developments

Pollen Collection

Pollen Collection is an urban collection of landed homes in Singapore’s Nim Road, located in District 28, between Seletar and Ang Mo Kio.   • 99-year leasehold condo by City Developments Ltd (CDL) & MCL Land located on Northumberland Road
    • A condominium in the popular estate of Kallang, this project will be located in close proximity to schools such as Singapore Chinese Girls Primary School
  • Tanah Merah Kechil Link, a 99-year leasehold condo by MCC Land (Singapore) Pte. Ltd.
    • A condominium that is located just a short walk away from Tanah Merah MRT Station, it is also closely located to Bedok View Secondary School.
  • The Tengah Garden Walk is a 99-year leasehold site set to be developed by Taurus Properties SG (City Developments Ltd & MCL Land) and is expected to have around 615 EC units.

The Condominium Upgrade: Should You?

The question that might typically loom over one’s head, especially when the have stayed in their HDB home past the Minimum Occupancy Period (MOP) is ‘Should I upgrade to a condominium?’

If you’ve had that thought, you’re not alone. After all, most Singaporeans are after the 5Cs, of which 1C is for Condominium. It is expected that as one’s household income increases over the years, they will look to upgrade them homes to – be it whether it’s to a bigger HDB flat, a condominium or even a landed property.


Upgrading your home is a huge commitment and one you’ll need to be very sure of, especially on the financial front. While HDB flats typically range from around $300k for a 3-room unit to approximately $600k for a 5-room unit, a condominium will set you back a minimum of $1million, and that’s just for a two-room condominium in the Outside
Central Region. Expect to pay at least $2million if you’re looking for a place in a more central spot in Singapore.

Other things you’ll need to consider are your Total Debt Servicing Ratio, which can’t exceed 60%, and also your Buyer Stamp Duty. While you also had to pay BSD for your HDB flat, it was likely at be at a cap of 3% of your remaining $640k as your flat is unlikely to cost you more than $1million. So even if you purchased a 5-room flat at $700k, your BSD will be $15,600 (1% of $180k, 2% of $180k, 3% of $340k) However for a condominium that will definitely cost more and is likely to set you back a minimum of $1.5million, your BSD will be include a 4% fee on the remaining amount for a whooping total of $44,600 (1% of $180k, 2% of $180k, 3% of $640k, 4% of $500k)!!!

So, you have to be sure you have your financials sorted. You won’t want the case where you’re after that more extravagant lifestyle, only to be set back huge debts as you weren’t able to afford the upgrade in the first place.


Once you’ve decided what you’re able to afford and the size of the apartment you’re after (do remember it’s likely a lot smaller than a HDB flat of the same number of rooms), you’ll need to choose if you’d like to go with a brand-new condo or the resale option. While we’d all prefer to be in a new place where no one has stayed at before, purchasing a new condominium will mean having to wait around 3 to 4 years before it’s up and ready for you to move in. If you’re going for a resale option, it will be easier on you planning wise as you can move in right away.

I was thoroughly enlightened to find out that Balestier is a subzone of Novena (mind-blown) so it’s a great consideration especially if you’re looking for a place that’s in Singapore Rest of Central Region.

If your interest in piqued, you’ll want to consider calling Verticus your new home. The development is a freehold single 28-storey high residence that screams sophistication in an old-school part of Singapore. Despite just being a single residential building, there are three stunning sky gardens within the sky-high building, which hosts multiple leisure and sports facilities.
