1) Artra land bought at cheap price
Artra development sits on a land area of 8,398.50 sqm. FEC Skyline (Tang Group) bid for S$851 psf. The Main Contractor awarded to build Artra is Tiong Seng Contractors at S$113.8 mil, based on 41,152.65 sqm GFA allowed, the construction cost is $257 psf. Minus commercial component area of approx 2,000 sqm, which left behind approx 39,000 sqm, the construction cost is $271 psf for residential component. The basic cost itself is already $1,122 psf ($851 + $271). Unit #06-02 is selling at $1,472 psf is definitely a star buy because the recent GLS at Stirling Road is already hit the Super record high at S$1,003 mil at $1,050 psf. Artra will definitely raise its price soon.
2) The Art of Creating Time
Northpark Mixed Development at Yishun is selling from $1200 to $1500 psf. But many jobs are available at city area and the Travelling Time to work is 1 hour go to work and 1 hour go home. The hour you save is 2 hours per day x 6 days x 52 weeks x 10 years = 6,240 hours divided by 12 effective hours = 520 days you save to have better bonding time with your loved one.
