1H2018 Government Land Sales: 6 Private Residential Sites

The government recently unveiled six Confirmed List sites as part of the first half 2018 Government Land Sales (GLS). All of these are private residential sites, with one executive condominium (EC) site.

Locations of these sites include Cuscaden Road, Silat Avenue, Mattar Road, Dairy Farm Road and Jalan Jurong Kechil. The EC will be located at Canberra Link.

The land parcel at Cuscaden Road is expected to yield 170 residential units. With the site area of 0.57 ha and plot ratio of 2.8, the average unit size works out to be 1010 sqft. The site is adjacent to Orchard Shopping Area and within close proximity to the famous Newton Food Centre, making it attractive to a developer looking for a luxury residential site.   

Cuscaden

A cap of 1,125 units with the average size of 840 sqft and 450 sqm of commercial area is kept for Silat Avenue site. Located right next to Ayer Rajah Expressway, the site promises great accessibility.

It is also expected to be a highly desirable residential destination with an array of amenities within the Bukit Merah precinct such as Singapore General Hospital, Tiong Bahru Market and numerous F&B enclaves.

Similarly, a site with favourable location is Mattar Road with easy access to Pan-Island Expressway, Mattar MRT and several educational institutions such as Canossian School and Macpherson Secondary School.

While there is a limited supply of residential location around the industrial estate, the site poses great potential with an estimated 250 units of 800 sqft on average.

Mattar Road

The site at Jalan Jurong Kechil is estimated to be of the same scale with the Mattar Road site with 280 residential units of 800 sqft. With Beauty World MRT and the F&B cluster in the vicinity, this site is projected in high demand upon completion, as seen from the stellar performance of the neighbouring development, The Hillford.

Dairy Farm Road site is expected to yield 500 units with an average unit size of 890 sqft. Its close proximity to nature retreats like Dairy Farm Nature Park and Bukit Panjang Park is a selling point for the private homes.

The site also enjoys an allowable 4000 sqm commercial space that can potentially be developed into a complimentary local shopping mall.
Dairy Farm Road

With a strong demand and developers’ growing appetite for EC, Canberra Link EC site is expected to be hotly contested. This is further amplified by its proximity to upcoming Canberra MRT and the lack of supply in the area.   

The estimated 450 units of Canberra Link EC can have an average size of 1100 sqft, offering spacious homes to residents.
