  1. What is Home Report?

  2. Home Report is the flagship product of StreetSine. With a few simple clicks, one can generate a customized and objective report for any condominum, apartment or landed private residential unit in Singapore. Once selection is done, a computer-generated PDF report can be downloaded within 30 seconds. The full report contains many useful information such as a possible market selling price, unit last transacted price, market trends, recent transactions, listings, rentals, investment information, location maps with upcoming MRT stations and more.


  3. Who uses the Home Report?

  4. Property hunters, real estate agents and investors have downloaded thousands of our home report to gather the latest information for the property they are interested at. Many real estate agents and investors subscribe to the service.


  5. How updated and accurate is the data and analysis?

  6. StreetSine specializes in property information and is one of the few companies in Singapore with the most updated data. Transaction data and analysis are as updated and accurate as official sources. Normally, transactions are recorded in the report within an hour of it becoming publicly available. Listing information are very extensive and updated every minute from various online and offline sources.


  7. How far back does the historical transaction data go?

  8. All transaction data and last sold unit prices in the report are based on complete caveat lodged since 1995.


  9. Do I need to download any software to use it?

  10. There is no need to download any software. Report selection and downloads are done entirely using the web browser from any computer at home or work.


  11. Is it easy to use?

  12. It is very fast and easy to use. With just 3 simple clicks, you can narrow down to any residential project or unit in Singapore and start downloading the report. Subscribers will have more options to customize the report through the same simple point and click interface.


  13. What does "official transaction till 1 Sep 09" means?

  14. It means that the system last updated the transaction information on 1 Sep 09. Usually, when a property is sold, a caveat will be lodged and reflected in the home report between 2 weeks and 3 months.


  15. What listings are shown in the Home Report?

  16. StreetSine collects the vast majority of listings from various online and offline (i.e., newspaper, etc.) listing sources. StreetSine's computers filter out duplicate listings, remove listings with incomplete information, and select comparable listings. StreetSine updates the listings several times a day.


  17. How updated is the information in the Home Report?

  18. We update listings from multiple sources a few times a day. As we are synched with government data sources, we update that information whenever they do - generally a few times a week. For private residential transactions, the fastest a transaction can be reflected in the report is two weeks from the date at which the option is exercised. As a result, the Home Report has the timeliest information available in the market.


  19. If we know what a unit just transacted for can we add that information to the Home Report?

    The customization section of the Home Report allows subscribers to add comments to different sections of the report. However, we must ensure that all data presented in the report comes from accredited, verifiable sources in order to maintain the Home Report's integrity. Due to this reason, we do not allow changes to the figures.


  21. Can I remove the median price based on listings from the summary page?

  22. If you are a Professional level subscriber or above, you can remove this section from your Home Report. To do this, simply go to the customization section before generating a Home Report and select "yes" for "Do you want to remove sections from the report?" Then click the "refine summary sections" option and remove the median price by clicking the check box.


  23. Why do we show the median transacted price and the median transaction price plus the COV?

  24. We show three types of median prices for HDB units: median transacted price, the median transacted price plus the COV, and the median asking price.
    The median transacted price is what people recently paid for similar units. This indicates a starting point for valuing the unit of interest. For example, if you can demonstrate that the unit of interest is superior to the average comparable units, then adjust your price upward.
    We add the COV to the median transacted price to give you a benchmark to account for movements in the market. HDB publishes a quarterly median COV. It reflects what people were paying above or below the valuation during the past quarter. However, the COV is a lagging indicator and, therefore, you must use your judgment when using it in pricing. If you believe the market direction has not changed, then the COV is an indicator of what people might pay over the recent transactions for comparable units. If you believe the market is accelerating, then you might be able to price a higher COV than was published by HDB for the last quarter. If you believe the market is slowing down, then you might want to lower the COV, apply no COV, or apply a negative COV to the recently transacted prices on comparable units.
    We also include the median listing as another indicator of what people think they can get in the market.


  25. How does the Home Alert work?

  26. The Home Alert keeps you informed when new listings come on the market and meet a criteria designed by you. It is easy to use. Simply click on the Home Alert tool, found in myControl Panel, and set the criteria for the homes you would like to hear about. Alternatively, you can allow StreetSine to set your preferences based on properties and listings that you have placed in myOrganizer. You can receive Home Alerts via email or RSS feed.


  27. If I'm not "IT savvy," do I have any privileges if I want to go through S1 again?

  28. You are more than welcome to attend any one of StreetSine's training sessions as many times as you like. Everyone that attends training is required to pay a $10 place holder fee as we have limited seats available.


  29. How do I get the training notes?

  30. When you sign up for a training course at www.streetsine.com, you will receive an email confirmation. Within this email there is a link that allows you to download the notes.


  31. Can you look at the transaction history of a particular unit?

  32. The Home Report offers subscribers information on the subject unit's last transacted price, but it does not provide information on a unit's transaction history. However, StreetSine's iPhone application does display the history of a selected unit. Once you have selected the unit of interest in the iPhone app, select "Sales Transactions."


  33. Can we get room sizes, number of units, and other project information from StreetSine?

  34. The "Project Information" section of the Home Report provides room sizes, number of units, plot ratio, facilities, fixtures, as well as other information.


  35. Where can we actually see the index levels from the URA Property Price Index (PPI)?

  36. Go to myResearch on the map page of www.streetsine.com. There you will see national trends, like the URA PPI. Place your cursor over points along the trend line in order to reveal index levels.


  37. Has StreetSine updated its system to include the circle and downtown line?

  38. Yes, StreetSine has fully updated all MRT information that has been confirmed by the authorities. New stations will be added to the Home Report when they too are confirmed by the authorities.


  39. Does "contract date" refer to the option date?

  40. "Contract date" refers to the option exercised date.


  41. Can I print out information from myResearch and myOrganizer?

  42. Information from myOrganizer can be exported to PDF and then printed out, but information seen in myResearch cannot be exported.


  43. Does URA PPI include new properties?

  44. Yes. The URA PPI reflects pricing information from new sales, subsales, and re-sales.


  45. What is the difference between the URA PPI and the SRPI?

  46. SRPI monitors a select basket of properties, all of which are condominiums. It is more sensitive, and thus, can be more volatile, than the URA PPI.
    The SRPI is intended to serve property derivatives traders who are betting on very short-term movements in the market. The direction of the SRPI at a particular moment might not reflect the overall trend of the market.
    The URA PPI looks at all transactions, including new sales and subsales, and property types, which the SRPI does not. The URA PPI is a good indicator of the overall direction the market, as it smoothes out the volatility found in the SRPI. URA PPI is probably more appropriate for professional property agents and buyers because it reflects the general trend of the market without the peaks and valleys of the SRPI.


  47. Why don't we find tools like these in other developed markets like the US and Australia?


  48. Technology is constantly evolving. Singapore companies are well-positioned to be first-movers in information communication because Singapore has a strong infrastructure in data collection and the government encourages the use of technology to increase productivity and improve transparency. Countries like the US and Australia have legacy technology that sometimes slow the adaptation of new technology. For example, the US was slow to adopt mobile telephones because the market for fixed-line telephones was well penetrated.
    StreetSine is a Singapore company.   49. How often is rental information updated?

  50. At the project level, IRAS releases rental information quarterly. At the street level, IRAS releases the information monthly.


  51. Does StreetSine include caveat data from en bloc sales?

  52. StreetSine filters off this information so as not to skew data in a certain area. En bloc sales are speculative outliers that do not reflect the overall market price.


  53. What are some of the reasons why I can't find a unit?

  54. There are three reasons for not finding a unit on StreetSine. First, StreetSine captures information back to 1995. Caveats lodged before 1995 will not show up in our system. If a caveat was lodged before 1995 and no new caveat has been lodged since 1995, the unit will not be in StreetSine's system.
    Second, lodging a caveat is voluntary so a small percentage of transactions do not file caveats. If a caveat is not lodged, the government, and thus StreetSine, will not have a record of the transaction to add to the system.
    Finally, if a caveat was recently lodged, the corresponding unit might not appear in StreetSine's system. At best, it will take two weeks before the caveat is reflected in StreetSine's system.

  55. How do I pay? Is it secure?

  56. All payment is done online using a credit card. You will be redirected to WorldPay (www.worldpay.com), an international and reputable online payment company. WorldPay operate in over 40 countries and is a major global leader in payment processing. It is safe and secure. StreetSine do not handle or see your credit card details.

  57. How long does it take before my subscription will be activated?

  58. Your subscription is activated immediately upon payment. Simply refresh the page and you can start downloading the reports.


  59. Can I download unlimited reports?

  60. Yes, your annual subscription allows you to download unlimited reports for a year. However, please take note that it is strictly for personal use only. Your name, company and mobile number will be shown at the footer of every page. Your usage pattern will also be monitored by the system. As long as you're a legitimate single user, you do not need to worry about generating as many reports as you require.


  61. How much do I have to pay for renewal after a year?

  62. In most situations, you will be able to renew at the same rate at which you've subscribed with us initially.


  63. Can I upgrade my subscription package anytime?

  64. Yes, you can upgrade to a higher package anytime during your current subscription. Upgrade fees will be pro-rated automatically for you.


  65. I've generated a report 2 weeks ago. Do I have to generate another report for the same unit if I need it today?

  66. Yes, we recommend that you generate the report just prior to using it or presenting it to your client. The report is time sensitive, and updated every day. Transaction data and listings are sometimes updated every minute!


  67. What is advanced report customization?

  68. Advanced report customization is available only to subscribers who take up the Professional or Investor package. It allows you to personalize the report for your client. For example, there are times when your client do not need all the information in the report. You will be able to remove any section of the report so that it can be focused to the specific needs of your client. You can also add or remove your own nearby projects for comparison in the report. There are also other useful customizations such as adding your own comments after any section, adjusting interest rates used in the report, etc. It is fast and easy to use.
