Round 3:  Market Gains & Losses

(The once electric and rowdy atmosphere of fight night has suddenly turned to a hush. Apprehension hovers over the crowd in Marina Bay Sands as thick as London fog.  East fans are hanging their heads low in disbelief.  They can’t believe their fighter lost the second round.  Meanwhile, West fans are hesitant to hope.  They know their man was lucky to scrape by on points in round two.   

The cameras zoom in on the two fight-announcers ringside.  They have turned to face the cameras with their backs to the ring.)

Play-by-Play Announcer:  We are about set for the third and final round of this title fight between Tampines “Flyboy” Pasir Ris, fighting out of East Singapore, and Joo Koon “Pioneer” Boon Lay, hailing from the West.  You can feel the tension in the air. 

Colour Commentator:  You sure can.  Flyboy clearly won the first round on the strength of the property savings enjoyed along the East-West MRT line.  I think the East fans thought he would walk away with this fight in the second round.

Play-by-Play Announcer:  It sure didn’t turn out that way.  Pioneer hung tough and won a close one on points, taking it four to three.

Colour Commentator:  Round two was so close, right up to the end.  They traded punches with Pioneer earning the first point with a lower population density, meaning that the West has more space than the East. 

Play-by-Play Announcer:  Flyboy then scores two straight points because the East has more choice in apartments and more primary schools per capita.

Colour Commentator:  And Pioneer came right back with a better density ratio in MRT stations and shopping malls.

Flyboy then tied it up at three apiece on the strength of a better ratio of golf courses to population in the East region. 

But Pioneer pulled ahead for good on the strength of the West’s park system.  This was enough for West to outdo East in amenities and win round two.

Colour Commentator:   In this round, the judges will evaluate the three highest real estate transactions in each region for each major property type. 

Play-by-Play Announcer:  Meaning they will select the top three transactions for HDB resale, new projects, private apartments, and landed homes. 

Colour Commentator:  Yes - for both the East and West regions of Singapore.  

Play-by-Play Announcer:  What will each fighter need to do to win the round? 

Colour Commentator:  The judges will grade the fighters on which one does better in total capital appreciation, as measured by X-ValueTM

(The boxing bell sounds, and the announcers turn towards the ring to see the boxers touch gloves.  They start to circle each other, jabbing and looking for an opening.  Then, the inexplicable happens.  Both fighters land punches to each other’s face at exactly the same time.) 

Play-by-Play Announcer:  Crikey, those were serious blows.  I’m not sure which one bested the other.  Serious blood is gushing out of both of them.

Colour Commentator:  There they go again.  These guys are pounding each other into oblivion.  

Play-by-Play Announcer:  The referee should stop the fight.  It’s getting life-threatening out there.  Both fighters are so covered in blood they look like creatures out of a horror movie. 

(For rest of the round, the fighters go at each other with sound and the fury.  A jab and grab, a duck and weave, a parry, a lean in, several flurries with a Dempsey roll and a Bolo punch thrown for good measure.  

Eventually the bell rings signifying the end of the fight.  

The fighters embrace and then collapse into two puddles of blood on the canvas.)  

Play-by-Play Announcer:  Now for the scorecard.  I have no idea who has won. 

Colour Commentator:  Without question, both fighters left it all in the ring. 

Play-by-Play Announcer:  Okay.  Here’s the tally.  

Both fighters lost blood in the HDB category.  The top three transactions in the East lost $477,000 in market value since they were purchased.  West HDB transactions lost less value, only a total of $167,000.  Score a point for Pioneer and the Western region!  

Market Gains and Losses for Top 3 Highest Transactions

Colour Commentator:  Wow, Pioneer took a beating in new private apartments with a market loss of $1,140,000 in the West.  That's a huge loss on just three transactions.  Score a point for Flyboy and the East. 

 Play-by-Play Announcer:  Flyboy scored two points for winning the resale apartments with a gain in market value of $730,000.  This means East takes the lead with three points to one. 

Colour Commentator:  Both fighters earn a point for achieving market gains in landed homes.  But, Pioneer of the West gets an extra point for having the larger quantum at over $12 million. 

Play-by-Play Announcer:  So the total points tally is Pioneer at three points and Flyboy at four points.  Flyboy and the East take the third and final round.  Flyboy wins the title by two rounds to one. 

Colour Commentator:  Flyboy wins!  East property win the title!
