Relationship between HDB New Supply and Resale Prices

According to HDB, the government has completed 69,448 total flats since 2009, or 13,890 per year on average. That's pretty impressive. 

One question we may ask: How does this supply affect the resale prices of HDB?




As we overlay the supply chart with SPI for HDB resale, it appears that this increase in supply has helped decrease the price of HDB flats. 

Over the years, the HDB new supply has been on the rise,  and started to take hold in year 2013 where prices began to creep down.
